Frisco also has the harder water in my service area. The city is on NTMWD supply from Lavon Lake, and dishwasher heating elements and spray arms scale up faster here than they do a few miles west in Little Elm. If your dishes come out with a white film or your ice maker has slowed to a trickle, that's usually the reason.
What I see in Frisco homes
- West Frisco and the FM 423 corridor
- Phillips Creek Ranch, Newman Village, the Grayhawk and Stonebrook areas. Big kitchens, French-door refrigerators, and a lot of Samsung ice maker calls.
- Apartments and townhomes
- About a quarter of Frisco housing is in larger apartment complexes and townhomes, and nearly half of those were built in the 2010s. Stacked laundry units and compact dishwashers are routine work for me.
- Highland and Toll Brothers kitchens
- Highland Homes sells Samsung appliance packages with a three-year warranty, so Frisco homes from 2019 to 2022 are coming off warranty now. Higher-end builds often have KitchenAid, Bosch and Cafe equipment that a dispatch service will send an untrained tech to.
- Older east Frisco
- The neighborhoods near downtown and along Main Street have late-1990s and early-2000s homes on their second set of appliances. Simple, repairable machines that are worth fixing.

- Is Frisco too far for same-day service?
- Not the west side. Anything near FM 423, Lebanon Road or the Tollway is close to Little Elm and I can often fit it in the same day. East of Preston is usually next day.
- Why does my Frisco dishwasher scale up so fast?
- Frisco's NTMWD water is noticeably harder than the Denton County side. Mineral scale builds on the heating element and inside the spray arms. A rinse aid and a periodic descaling visit keep it under control.
- My Samsung ice maker in Frisco keeps freezing up. Is that fixable?
- Yes, and it's one of my most common Frisco calls. The fix is sealing the ice room and replacing the ice maker if it's damaged. I'll quote it after I look at it.
- Do you handle apartments and townhomes in Frisco?
- Yes. I work with tenants and property managers regularly, and I text before I arrive so nobody is waiting around.
