Most of Hackberry is Hidden Cove, which Lennar built between 2011 and 2016, plus a large share of condos and rentals. That means a lot of homes with original Lennar-package dishwashers and dryers that are 10 to 15 years old and hitting their first real repair, and a lot of landlords who need a fast, no-drama turnaround between tenants.

- Lennar builds from 2011 to 2016. Whirlpool and Frigidaire packages on their first drain pump, heating element or door latch failure.
- Hidden Cove condos and rentals
- Stacked laundry, compact dishwashers and over-the-range microwaves. I coordinate with property managers and text before I arrive.
- Lakefront homes
- The older houses along the water, on their second set of appliances and with long dryer vent runs.
- Sunset Pointe next door
- Hackberry and the south end of Sunset Pointe are effectively one neighborhood to me, and I'm in both weekly.

- Yes. It borders Little Elm along the lake. If I'm home and free, a Hackberry call is about as fast as it gets.
- Do you handle rental turnovers in Hidden Cove?
- Yes. I work with several landlords and property managers on quick turnarounds, and I can invoice them directly.
- My Lennar dishwasher from 2013 won't drain. Fix or replace?
- Usually fix. A drain pump on a ten-year-old dishwasher is a reasonable repair, and I'll tell you if the rest of the machine isn't worth it.
- Do you charge extra for Frisco ZIP codes?
- No. Hackberry is 75034 but it's next door. Same $75 diagnostic, waived with the repair.
