The mix here is unusual. Wildridge has been building since 2015 with American Legend and Grenadier, so those homes have equipment that is just out of warranty. Emerald Sound and Crescent Oaks Beach Estates are larger custom homes on acre-plus lots, often with built-in refrigerators and double wall ovens that a dispatch service will send the wrong technician to. And some of the acreage lots are on septic, which matters for how a dishwasher or washer drains.

- More than 1,600 homes planned, American Legend and Grenadier, 2015 to now. First-failure calls on 5 to 10 year old Samsung, GE and Whirlpool equipment.
- Emerald Sound and Crescent Oaks
- Custom homes on wooded acreage. Built-in refrigerators, double wall ovens, and the kind of kitchen where you want someone who has actually pulled a 48-inch fridge out of its cabinet before.
- The peninsula and lake lots
- Older homes with second refrigerators in garages and workshops, and long dryer vent runs to the outside wall.
- Septic lots
- Drain problems on a septic property can look like an appliance problem. I'll tell you honestly which one it is.

- How quickly can you get to Oak Point?
- About eight minutes from my house. Oak Point is effectively local for me, and I can usually fit a call in the same day.
- Do you work on built-in refrigerators and double ovens?
- Yes. The custom homes in Emerald Sound and Crescent Oaks have them, and I've worked on plenty. Some parts for premium built-ins take longer to get, and I'll tell you that up front.
- We're on septic. Could that be why the dishwasher won't drain?
- It's possible, and I check for it. If the drain line backs up because of the septic side, that's a plumber. If it's the pump or filter, that's me. I'll tell you which before you spend money.
- Is Oak Point in your normal service area or an extra charge?
- Normal area, no extra charge. Same $75 diagnostic, waived with the repair.
